About The Project
CCS served as the Owner’s Rep for 21 projects campus-wide for Northwestern Medicine Central DuPage Hospital’s $350 million master plan. The acute care campus has provided quality healthcare to the residents of DuPage County and beyond for more than 50 years.
The campus master plan encompassed projects ranging from $500,000 to $235 million. CCS had a share in obtaining the Certificate of Need approval for this project. This project divided into phases to facilitate maximum bidding opportunities and provide the best general contractors for the different product types. The major capital projects include:
- A $280 million, five-story, 202-bed pavilion with a courtyard infill improvement. The bed tower includes a medical resource center, a 150-seat auditorium, a conference/education center, administrative offices and miscellaneous retail space. The project required extensive logistics and phasing because the hospital remained operational during construction. We delivered the facility significantly below budget and ahead of schedule.
- A $20 million expansion of the emergency department, including a new entry canopy, 53 exam rooms, six triage rooms, an enlarged waiting area and a new ambulance garage, in addition to site work. This work took six phases while the department remained open with minimal disruptions.
- A 31,000-square-foot new construction and renovation of the diagnostic imaging and radiology department.
- A 124-space car parking structure and 275 on-grade parking spaces.
- A $7.5 million imaging suite and a new operating theater.
- A $9 million, three-story medical office building.
During the design phase of the program, CCS worked with architects, CallisonRTKL and Loebl Schlossman & Hackl to advise on drawings. We then deployed our innovative approach to bid strategy and phasing to keep patient services operational, including the continual use of the heliport pad, which relocated during this project. The team also built mockups of various patient rooms to test the practicality of the designs. and these mockups received valuable input from clinicians and administrators. We provided cost estimating, cost management, ongoing change order review and analysis during construction.
