About The Project
CCS was the Owner’s Rep for the complex renovation and restoration of the Gage Building property, which consists of a trio of buildings at 18 S. Michigan, 24 S. Michigan and 28 S. Michigan. Totaling more than 190,000 square feet of space, the 12-story property features office space and prime ground-floor retail space located directly across from Chicago’s Millennium Park. Holabird & Roche, the original architects, completed the complex, built over a decade, in 1899. The National Register of Historic Places listed it on November 14, 1985, and designated it as a Chicago Landmark on September 11, 1996.
We led renovations at the landmark property, which included the restoration of the property’s ornamental façade, designed by world-renowned architect Louis Sullivan; a complete elevator modernization; all-new, state-of-the-art HVAC, electrical and plumbing systems, and a base-building backup generator. The property’s interior also underwent extensive renovation to complement the refurbished exterior.
This complex renovation required carefully staged construction activities throughout the exterior façade and interior historic remodeling, representing more than 190,000 square feet of space. Safety was a major priority, and we created zones to detour pedestrian traffic around three interconnected annexed buildings along with one of the busiest active pedestrian areas in Chicago’s central business district.
